SME Business Confidence

Over 85% of UK SME's are optimistic about how their business will fare over the next twelve months. According to the Bank of Scotland's small business economic confidence survey*, 54% of SME's believe their business will be better off in the next 12 months and a further 32% believe it will stay the same. The new figures represent an impressive net growth in business optimism of 22% over the last 12 months.

The report also highlights further positive indicators of growing business confidence with 43% of SME's planning to increase investment in their business over the next 12 months, and 35% planning to increase staff numbers.

Buying vs. Leasing Property

When planning your business expansion you may be seeking new premises or considering the advantages or purchasing your current leased premises. Whether your company would benefit more from buying or leasing depends on a range of factors.

Using our expertise Decision Finance have compiled a simple guide to highlight some of the situations where buying or leasing would be most advantageous for your business.

When to buy   When to lease
Your company has at least one year of accounts and can now secure a mortgage   You are a start-up business and cannot secure a mortgage
You want to consolidate on your initial business growth and can now take advantage of the benefits of buying property   You have previously been refused a mortgage and are building credibility through effective management of your business accounts
Your rent has increased unacceptably making a mortgage more commercially viable   Your business accounts are considered poor e.g. they are missing data
You have established a strong commercial credit record through managing your business accounts effectively   You want to concentrate solely on running the business rather than dealing with managing and maintaining premises
The property would have benefits as a pension investment/retirement scheme   You are gaining experience in your field or a new field e.g. pubs/restaurants
Historically low interest rates make mortgage borrowing attractive   Your business premises require a high level of maintenance
You may be able to combine your business and residential property needs.   You are unsure how much space/property you will need yet (growing business)
Commercial Mortgages   Lease Financing
